		<description>I refinanced my loan in December 2006 and was current with my mortgage.  I closed January 8th,  I received a letter (dated January 11th), which I did not get until this week, telling me I would lose my home to foreclosure if I did not pay $1,400-2 mo delinquent.  

I have been harassed over and over by a jerk from Homeq named Mohammed.  I receive a call on January 15th from him.  I was called on my cell phone so I could tape the call.  He told me that I had to pay for reporting him to the authorities and told me I would not have my job after this week and Homeq has my house and called a “f---ing piece of s--it deadbeat b---tch,”

I received a bill for $444.00 for cancellation of my force-placed insurance due to “loan payoff.”  I had insurance from 1988 with the sane company until 2005 when Homeq took over the servicing of my loan and cancelled the insurance without my knowledge or consent.  I did not know Homeq was my servicer until the insurance was cancelled and I was unemployed and lost the income I was living off due to theft and it took 2 months to replace the money.  

I am supposed to be getting a refund for the escrow, taxes and unused insurance premiums, not be charged for these things because the loan was paid off.  


I provided proof the refinancing and the new company, but Homeq says they still own my mortgage and I have to do as they say.  They said my new mortgage is null and void because they never accepted the payoff and they did not approve the new refinance arrangement and I had to have their permission to refinance.

I need help in getting rid of them and the threat of foreclosure stopped.

I am enclosing proof of the refinance and the acceptance of the payoff from Homeq  and the .
Final HUD Settlement.

I have sent numerous letters to Homeq regarding the charging of fees as required of RESPA and they refuse to answer or my questions.  I was referred to 995Hope and Horizons for assistance.  Homeq would not speak to them or work with them.  They even refused to speak with Iowa State Representative Dave Loseback’s office.  I also have a cease and desist order and Mohammed is violating this as well.</description>

		<description>Help! I am in the same boat - but a week away from refinancing. I feel like a lamb led to the slaughterhouse. It was a set - up from the start. I was shown G.F.E and Non-Sub-prime loan documents from a legit bank only to have "Coastal Capital" sneaked in on the last pages of the closing docs ('04). I have weathered the 5 interest rate hikes with my ARM Loan, and now that I need to refinance I called my Mortgage servicer - to my horror! Coastal sold my Mortgage to Fairbanks Capital (Fairbanks was sued and changed names to SPS). Fairbanks sold the loan to S.P.S (Is that legal?) S.P.S sold the loan to A.S.C. Surprise - A.S.C does not refinance! Thus ASC referred me to Wells Fargo. Wells Fargo is offering a 10 year interest only @ 7% on my rental house, 66% LTV, and 4k closing costs. They dropped .25 percent because of the latest rate cut by the Fed - for a 700 dollar charge - gee thanks! Who ordered the rate lock anyway? And since the market is not expected to settle for another 18 months, more rate cuts are expected. When I ask about another ARM that will follow the Fed rate down "Not available" is the reply. Every Lender I contact has the same sales pitch - order an appraisal (400+) and then they run your credit and give a loan package that is rip off. I have spent close to 725 dollars to get this far. Next I will rent space in a strip mall, register in NY as a Broker/Banker, and start slinging the same worthless paper as these guys.  A1 credit and fed up with the system in Florida!  Note: Payoff for my A.S.C. mortgage is directed to a Wells Fargo Account!</description>
